Portswood has a very high proportion of rented properties, including a large number of HMOs and student houses. Landlord gas safety inspections are one of the most common jobs I carry out in this area, they're a legal requirement for all rented properties with gas appliances, and I can certificate multiple properties in the same road on the same day.

First, landlord gas safety certificates (CP12). With Highfield’s student population turning over each autumn, I work through dozens of these in August and September. The CP12 itself is £90 for up to two appliances, emailed the same day. Second, old combi boilers in Victorian conversions. Pressure issues are extremely common because of the long runs to upstairs radiators, and the original installers often didn’t size the magnetic filter properly. Most jobs are a 1–2 hour fix.
Third, frozen condensate pipes in winter. Half the boilers in Portswood have the condensate routed outside through a poorly-lagged plastic pipe. Below 0°C the water in the pipe freezes, the boiler locks out, and the heat dies. A short pour of warm water on the pipe restarts the boiler — but the proper fix is rerouting indoors or lagging properly. I can sort it in one visit.
